Building Envelope Consultations

Home Energy Score  is like a miles per gallon rating for your car.  It is a measure of the energy efficiency of the envelope, heating and cooling systems, and water heater.  The assessor provides recommendations on how to improve energy efficiency and fuel bills, which reduces the score.  See our inspection services for further information.

Attics are generally the least frequented area of a building, and yet, one of the most important.  Those repetitive and sometimes damaging ice dams can usually be lessened, and sometime eliminated, with attic improvements.  Mold in the attic may be due to a combination of factors, including conducive attic conditions.  Energy loss from the attic is usually the greatest, as compared to energy loss from exterior walls and basement, and thus the first place for energy efficiency improvements.shutterstock_117136165

Our engineers and project managers have been in thousands of attics and know how to make cost effective attic improvements that will make the building healthier for its occupants, require less maintenance, and provide energy ($) savings.

Roofs of asphalt shingles, wood shingles, metal, EPDM (“rubber”), built-up, PVC, green –  you name it, we’ve seen it.  When it’s time to be replaced, it’s a big project.  We can provide recommendations for when to resurface and with what to resurface.  Maybe the new roof should be metal, rather than asphalt shingles, so that the snow will slide off and relieve the load on the structure.

If there is a “leak,” we have methods to find the cause(s).   Usually if there really is a roof leak, flashing is the culprit.  Often, what people suspect is a leak, is not a leak at all but rather condensation of humid interior air.  In any event, we can determine the source of attic moisture and provide recommendations for flashing, roofing or attic improvements.

Siding assemblies  get old and tired, but when is it too old to perform its job of keeping the weather out and looking nice?  At some point, poor wood siding will result in rotted structure and interior migration of water.  It can also serve as home and/or food to wood destroying insects. Brick siding can pull away from the building or the mortar can disintegrate.  Vinyl becomes brittle with age and cracks.  We can help you decide if it is time for your siding and trim to be replaced and how to do it.

Windows and doors  can be beautiful, charismatic, or ugly.  They can keep out noise and drafts, or not.  Replacement can be very expensive.  There are options to replacement that can extend the lifetime of some windows and improve their energy efficiency.  We can find leaks and provide options to replacement. For Owners/Boards of building complexes, we can prioritize the replacements of windows and doors, and provide ballpark replacement costs.
